American Reunion' Trailer Offers New Slice Of 'Pie

Red-band sneak peek shows Jason Bigg's character as older, but maybe not wiser.
By Kevin P. Sullivan

Old habits die hard, and that's never been more apparent than in the brand-new red-band trailer for "American Reunion," the fourth "American Pie" movie centering on the original cast.

It's been 12 years since the first "Pie," and Jim (Jason Biggs) may have gotten married in the last movie, but he's still the same awkward, horny kid at heart. And as you'll see in the trailer, the same goes for his wife, Michelle (Alyson Hannigan).

The new movie follows the gang as they prepare for the East Great Falls class reunion. But what makes the get-together truly special is that this is the first time since "American Pie 2" that the entire cast is back together onscreen. When we say the entire cast, we mean the entire cast. The movie brings back many of the memorable smaller roles from the series, including the Shermanator, Stifler's mom and even John Cho as MILF Guy #2.

The trailer doesn't show much in the way of the story, but it has one big surprise built in that should set off the good old "American Pie" cringe. No matter how much things have changed, it looks like for Jim, they're exactly the same.

"American Reunion" hits theaters April 6 and stars Biggs, Hannigan, Seann William Scott, Mena Suvari, Shannon Elizabeth, Tara Reid, Chris Klein, Thomas Ian Nicholas and Eddie Kaye Thomas.

Check out everything we've got on "American Reunion."

FHA Home Improvement Loans in Minnesota | FHA 203k MN Home ...

In 1978, the U.S. Department of Housing and Urban Development (HUD), along with the Federal Housing Association (FHA), developed the 203k home improvement loans program to foster the rehabilitation of existing homes, also referred to as ?fixer-uppers.? These home improvement loans offer borrowers the option of both purchasing and renovating a home under the terms of a single loan, and in one monthly loan payment. The program continues to offer MN home improvement loans today.

?Streamline and Regular FHA Home Improvement Loans

?Under the terms of the 203k loan program, borrowers can choose between streamline and regular MN home improvement loans. A streamline loan is designed for those who need simpler, more cosmetic home repairs, and the amount of updates and repairs does not exceed $35,000. The regular FHA home improvement loans in Minnesota are geared toward more serious and extensive home rehabilitation. In fact, the FHA guidelines for 203k construction allow for the razing of much of a home?s exterior. The main rule is that the original foundation of the building must remain in tact and largely untouched.

?Residential and Commercial Housing

?The MN home improvement loans sponsored by the HUD and FHA are, for the most part, allocated to owner occupied ?homes (of no more than four units) that are used for residential purposes only. However, these MN home improvement loans can also be granted to individuals who reside in ?mixed-use? properties, which are buildings used for both residential and commercial purposes. The stipulations for the eligibility of these properties are somewhat strict, however: for example, within a single story building, only 25% of the property can be used for commercial purposes.

?FHA Home Improvement Loans Application Requirements

?The application requirements for the FHA MN home improvement loans are similar but not identical to those for loans offered by private lenders. Financial and employment information must be submitted to lenders, but eligibility qualifications are a bit more relaxed for FHA loans. Because these home improvement loans are guaranteed by the FHA, lenders feel safer in granting funds to individuals with lower income levels and credit scores. Therefore, lenders are less apt to dismiss an application with a low credit rating; rather, they will address and approve cases on an individual basis.

FHA Home Improvement Loans?Mortgage Payments

?All payments on the loan are deigned to fit into the applicant?s budget. The FHA caps the required monthly payments at 29% (or less) of a household?s overall income. Additionally, borrowers can opt to include some closing fees and several months of mortgage payments into the loan itself, which can be helpful if they need a bit of a ?buffer? before beginning the payment plan. Standard FHA down payments of 3.5% ?are also relatively low.

?Sustainable Living and Energy Savings

?Another benefit of these MN home improvement loans being government insured is that they are encompassed by government-sponsored energy and sustainability initiatives. All construction conducted with 203k home improvement loans in Minnesota must meet the FHA?s requirements for energy ratings, which means that all appliances installed will be up to the latest energy efficient standards. For homes undergoing major remodeling with a regular 203k loan, solar power systems may be recommended. Weatherproofing and insulation tasks may also be completed.

?Detailing the Construction Work

?One of the drawbacks of FHA MN home improvement loans is the amount of work that must go into detailing the necessary construction and repairs. If a homeowner needs a kitchen renovated, for example, it is not enough to simply list ?kitchen remodel? on the list of renovations. All of the materials, details, and estimated costs associated with that remodel must be itemized on the loan application, as this is how the overall loan amount is determined. Additionally, a contractor should go out to review the property as well, in order to verify the listed rehabilitations for the lender.

?FHA Home Improvement Loans Contractors and Scope of Work Contracts

?Once a home buyer or home owner decides to take advantage of a FHA MN home improvement loanthey will want to work with a 203k loan specialist to help them obtain approval for their financing. The contracting group selected should also be familiar with FHA home improvement loans. Contractors for Remodeling Minnesota Housing is one of these groups, and can help with 203k renovation projects in the greater Twin Cities area.

FHA MN home improvement loans have proven to be an excellent way to facilitate home purchases and renovations, particularly for those facing difficult economic situations. In the same vein, in the midst of the recent housing and credit crisis, this loan program has grown in popularity. MN residents who have questions about the process, or those who are ready to begin the FHA 203k loan process, should call Dave Sawicki at CRMH for details.

Interior Design as an Academic Discipline Interior design is a kind of an academic discipline which studies a great variety of things starting from art theory, composition bases and ending with architecture, electronic and supply services. Interior designers combine artistic and practical solutions in one structure in order to create a necessary interior. Planning a design is a creative act; successful realization of an idea requires professional experience, fine aesthetical taste, and laborious task. Interior designers are busy in the sphere of projecting cottages, apartments, penthouses, offices and specialized shops interiors and always expand their field of action. Design of Furniture and Interior Shop Planning a design of a specialized shop, for example, one, which sells furniture interiors, a designer should take into consideration that this is a specific, unconventional sphere for a decorator. Uncommonness of such interiors is that such interior is not a living room; the main aim is to create a home atmosphere and at the same time to exhibit furniture and accessories. A customer should have an opportunity to value each of goods in a domestic surrounding. One shop usually offers different interiors, such as dinning and drawing rooms, bedrooms, private offices and other interior designs. Each of them is unique and planned exclusively for a customer. The Process of Interior Designers Work Interior designers? work starts from a style choice and concept development. Designers prepare drawings and plans, and fulfill a project in aquarelle or three-dimensional modeling. Also they choose accessories, such as clothes, carpets and rugs, sculptures, pictures, vases, plants, etc. Interior design reflects the inner world and character of people who choose to live in this or that interior. Harmony is the main basis of style philosophy. Interior design creates special atmosphere and mood. Usually designers work in team with artists and repair-and-renewal gangs.

(AP) ? Decades of statistics on infant abductions in the U.S. suggest one of the least likely scenarios in this week's disappearance of a Kansas City baby is that a stranger broke into her home and quietly snatched her from her crib.

But the numbers also lead national experts to believe that if 10-month-old Lisa Irwin were taken by an intruder in the middle of the night, as her parents told investigators, she is likely still alive.

Strangers who kidnap infants or young children, though rare, often do so because they want a child of their own, not because they intend to hurt or kill the child, said David Finkelhor, director of the Crimes Against Children Research Center at the University of New Hampshire.

"The recovery rate for infants is very, very high. There is real hope here," added Ernie Allen, president of the National Center for Missing and Exploited Children in Arlington, Va.

But the experts acknowledge that investigators often focus on close relatives when a baby goes missing, in part because statistics show that far more infants and young children are killed by a parent than a stranger.

"Suspicion almost always falls heavily on the parents, especially when it's young kids," Finkelhor said. "Fifteen hundred parents kill their kids every year, and that's heavily focused on the under 1 year of age category."

Allen said his organization has handled 278 infant abduction cases during his nearly three decades with the group. Only 13 cases involved a stranger coming into a home and taking a baby, and all but one of those children were recovered unharmed.

Lisa's parents, Jeremy Irwin and Deborah Bradley, reported their daughter missing early Tuesday. Their relationship with investigators chilled late Thursday, when police said the parents had stopped cooperating. The couple quickly insisted they only needed a break from incessant police questioning.

On Saturday, the parents were meeting again with detectives, Kansas City police spokesman Capt. Steve Young said. He declined to say what was discussed.

A day earlier, Bradley told The Associated Press that police had accused her of being involved in her daughter's disappearance, which she vehemently denies, and told her she failed a lie detector test. The couple told the AP police have treated them like suspects, and Bradley said detectives told her: "'You did it. You did it. And we have nothing.'"

Investigators said they have no solid leads or suspects despite an extensive search that has included hundreds of officers scouring the family's quiet Kansas City neighborhood, nearby woods and a landfill. Young said investigators with metal detectors were back at the family's home Saturday, but no new substantial leads have come in.

The baby's parents announced Saturday they were organizing a reward, hoping it would lead to new information, and that they'd be doing less media interviews.

Bradley has said she checked on her daughter around 10:30 p.m. Monday. Irwin, an electrician, said he discovered the child missing around 4 a.m. Tuesday when he got home from working a late-night shift, prompting a frantic search of their home.

But all they discovered was that many of the home's lights were on, a window was open and the front door was unlocked. The couple later said three cellphones also were missing, which police said produced no solid leads.

Allen and Finkelhor said that with little to go on, it's natural for investigators to turn their focus to Bradley, who was the last person to see her little girl before she went missing.

Finkelhor noted that in some cases, parents have concocted stories about a kidnapping after accidentally killing their child instead of facing the tragedy.

"Sometimes what happens when the parent was involved, the death wasn't intentional but involved a kind of serious negligence," he said. "The responsible parent is so ashamed and maybe ashamed toward the spouse that they decide to dispose of the body and then report it as a missing child."

But Allen cautioned against jumping to conclusions, despite the long odds against a stranger abduction.

"Once the spotlight focuses on parental wrongdoing, the public perception is this is a murder. The focus goes away from the little girl and goes to the parent," he said. "That's why in these situations, police are doing exactly what they should do, pursuing every lead ... If Lisa is out there, we need to do whatever we can to find her."
